Demolition, framing, roofing and finish

Demolition debris is where the weight is. Concrete, block, brick, stucco and tile go in 10 yards loaded level, because a 30 heaped with rubble is more than the truck can lift and more than any allowance covers. Pool demolition is the classic Valley example — the shell and the deck are concrete, and they go in small boxes. Framing and drywall go in 30s and 40s. Shingle roofs are a 20 for a normal tear-off; concrete and clay tile roofs are planned around the weight.

Asbestos is a County matter. Maricopa County Air Quality wants an asbestos survey by an AHERA-certified inspector, and for every demolition of a regulated building — commercial, public, apartments over four units — a notice and a $600 fee at least 10 working days before work starts, whether or not asbestos is found. A single owner-occupied home on its own parcel, four units or fewer, is exempt. Asbestos-containing material never goes in a roll-off. We will ask what the building is before we quote a demo job.

Job-site placement and the City of Phoenix

On a private lot we place where the driver can reach it and the crew can load it. A Phoenix demolition permit costs $98 for a single-family house, or $390 plus $6 per 1,000 square feet for anything else, and it expires if the job is not finished within 60 days — debris cleared off the site included. Historic properties add a review, a 30-day wait and a $300 fee. Sites disturbing 0.1 acre or more need a County Rule 310 dust permit, and every load leaving on a public road has to be tarped with at least three inches of freeboard. Hauler rules are set city by city. Gilbert's code counts a construction site as a commercial generator, so a Town-licensed hauler can serve it. Buckeye requires a city solid waste licence to haul construction and demolition waste on its streets and sends C&D through an authorized contractor. Chandler and Scottsdale let contractors haul their own job waste but license roll-off haulers. Paradise Valley gives demolition debris seven days on site, or 30 days in a metal container, and charges a $110 demolition haul permit per 100 cubic yards. Every town page quotes the section.

Can I mix concrete with other debris?

You can, but it costs you. Concrete fills the weight allowance long before the box looks full, so we run a 10 for rubble alongside a 30 for the rest.

Can you deliver to a site with no address yet?

Do I need a permit for a container on a Phoenix job site?
