The 40 yard container in Phoenix
The 40 yard is a job-site container. Eight-foot sides mean it is loaded by machine or by a crew throwing from height, and 22 feet of length means it needs a lot or a long drive, not a house driveway. Warehouse strip-outs, apartment turnovers, retail build-outs, commercial roofs — that is where it lives.
It is light, bulky debris that justifies the 40: packaging, framing, fixtures, furniture from a whole building. Heavy demolition rubble fills the weight allowance long before the box looks full, so we usually run it alongside a smaller container for concrete.
Commercial demolition and multi-unit projects
Property managers turning over a block of apartments, contractors gutting an interior before a build-out, retailers clearing a store for a new tenant — those are the regular 40 yard customers. Commercial demolition in Maricopa County comes with paperwork: an asbestos survey by an AHERA-certified inspector, and a County notice with a $600 fee at least 10 working days before demolition starts, whether or not asbestos is found. Asbestos never goes in a roll-off. We will ask what the building is before we quote.
Big sites also run into the County dust rule. Disturb 0.1 acre or more — about the size of a basketball court — and you need a Rule 310 dust permit ($570 for up to an acre), and dirt tracked 25 feet or more onto the road has to be cleaned up straight away.
Access and placement for a 40 yard
The truck needs a straight, level run of about 60 feet and overhead clearance for the lift. On a job site we place it where the crews can work around it. A 40 that has to sit in a public street needs the city's say-so — in Phoenix that is a TRACS restriction permit from Street Transportation; in Scottsdale a Permit to Work in the Right-of-Way, which names roll-off dumpsters outright; in Chandler a $315 traffic control permit. Each town page says what that city's code asks for.

Placing a 40 yard container on a Valley property
It needs about 60 feet of straight, level lot or job-site access and 25 feet of overhead clearance. On your own driveway or lot in Phoenix we found no City permit for the container; in a street, lane or sidewalk, Street Transportation's Right-of-Way Management Office (602-262-6235) issues a TRACS restriction permit and wants two to three business days' notice. Other cities have their own rules — Scottsdale names roll-off dumpsters in its right-of-way permit, Chandler charges $315 for a traffic control permit. Will a 40 yard dumpster fit on a residential property?
Rarely. It needs a lot, a long drive or a street placement with the city's permit. For houses, two 20s or a 30 usually work better.
How do you load a 40 yard?
By machine or by crew. The sides are eight feet high, so hand loading from the ground is slow — plan for a skid steer or a ramp.
Can I put concrete in a 40 yard?
Not as the main load. Five to six tons is included and concrete hits that at a fraction of the volume. We run a 10 yard loaded level for rubble alongside the 40 for everything else.
